The $3,998,000 Club: Inside Los Altos’s Hottest Pricing Trend
If you have been watching Los Altos listings this fall, you have probably noticed a pattern. Almost every week, one or two homes come on the market at or just under $3,998,000, and most of them sell in the first offer round for $1,000,000 to $2,000,000 over list.
I sat down with my team to walk through every home in what we now call the $3,998,000 club: why they are priced this way, what buyers are competing for, and how each one turned out. This post summarizes that conversation.
What do these homes have in common?
On paper, the homes in this group look remarkably alike: a flat, regular lot of at least 10,000 sq ft, a modest older house, often three bedrooms and often no more than 1,500 sq ft, in dated condition, and a list price at or just below $4,000,000. Buyers are mostly paying for the land. A flat lot this size in Los Altos leaves room to remodel, expand or build new, and that flexibility is what draws so many offers.

Hillview Avenue: 26 offers and a probate overbid
Hillview Avenue is the home that put this trend on the map. It listed at $3,998,000 on a 12,600 sq ft lot and drew 26 offers, 14 of them all cash. Three offers were above $6,000,000 in the first round alone, and on September 30 the seller accepted an offer around $6,700,000.
However, the final price could be even higher because Hillview is a probate sale. In California, a probate sale generally has to be confirmed by the court, and other buyers can overbid at the confirmation hearing. Under California Probate Code section 10311, the first overbid must be at least 10% of the first $10,000 of the accepted price plus 5% of the rest. Here is how the math works:
- 10% of the first $10,000: $1,000
- 5% of the remaining $6,690,000: $334,500
- Minimum opening overbid: $6,700,000 + $1,000 + $334,500 = $7,035,500
So anyone hoping for a second chance at this property would need to come in at more than $7,000,000. Probate rules have exceptions and every case is different, so anyone buying or selling in probate should talk with a real estate attorney. The court confirmation hearing for overbids is scheduled for November 2, so the process is still unfolding, and it is a lengthy one.
For context, Osage Avenue, the home directly behind Hillview, sold earlier this year. It listed at $5,495,000 on a lot of about 19,740 sq ft, received 11 offers and sold for $7,203,000. With Hillview now around $6,700,000 on a smaller lot, the Osage price seems very reasonable looking back.
Riverside, N Clark and Echo
While Hillview was on the market, more homes joined the club, and each one sold into the same competition.
Riverside Drive listed at $3,988,000: three bedrooms, two baths, about 1,500 sq ft on a 10,048 sq ft lot. It received 14 offers, and we represented the buyer. We were not in first place after the first round, but the listing agent, who knows our work well, gave us a fair chance to compete with the top offer, and our clients won it at $5,123,000.
N Clark Avenue listed at $3,998,000 the same week Hillview was getting attention: two bedrooms, about 1,028 sq ft on a 13,650 sq ft lot. It sits across from a school and between two busy streets, which usually softens demand. It still drew about 12 offers.
Echo Drive listed at $3,988,000: three bedrooms, two baths, about 1,511 sq ft on a 12,325 sq ft lot. A builder client of ours bid, and we expected it would take more than $5,000,000. Another buyer came in with a very strong offer in the first round, and Echo is now pending. You cannot win them all.
Panchita Way and the Chelsea Drive surprise
Panchita Way is the newest member, listed October 6 at $3,998,000: three bedrooms, about 1,417 sq ft on a 10,200 sq ft lot. It is in the best condition of any home in the group, and it is already pending.
Chelsea Drive is the result I find quite notable. It listed a little lower, at $3,880,000, with four bedrooms, about 1,980 sq ft and a flat 10,030 sq ft lot. Its condition was weaker than every other home here, and the back yard sits right next to a school basketball court, so you can hear the games from the yard. It still reached $4,880,000, almost $4,900,000. For what the property is, that is every bit as impressive as Hillview.
Where it started: Paco Drive
The $3,998,000 price did not come out of nowhere. In March 2026, our team listed Paco Drive, a three bedroom home of about 1,157 sq ft with a guest house, on a long, narrow lot of more than 13,000 sq ft. We priced it at $3,998,000.
At the time, we received five offers, not the 15 to 25 we see today, but all five were strong, and Paco sold for $5,108,000. Since then, $3,998,000 has become something of a magic number in Los Altos.
What this means if you are selling or buying
If you own a flat lot of 10,000 sq ft or more in Los Altos, these results show how strong demand for land is right now, even when the house itself is small or dated. Pricing just under $4,000,000 has worked for this group because it brings in a wide pool of buyers and lets competition set the final price. It is not a formula for every home: condition, lot shape, street and timing all matter.
If you are buying, expect multiple offers, a first round deadline and a final price well above list. The final number also reflects the negotiation on both sides of the table. Have your financing ready and work with a Los Altos real estate agent who knows the market in Los Altos and the surrounding area and has strong relationships with the local agents.
Frequently asked questions
Why are so many Los Altos homes listed at $3,998,000?
Pricing just under $4,000,000 brings in the widest pool of buyers for a flat lot of 10,000 sq ft or more and lets competition set the final price. Most homes in this group have sold $1,000,000 to $2,000,000 over list.
What are buyers really paying for?
Mostly the land. The houses are small and dated, but a flat, regular lot of at least 10,000 sq ft in Los Altos leaves room to remodel, expand or build new.
How does a probate overbid work in California?
A probate sale generally must be confirmed by the court, and other buyers can overbid at the confirmation hearing. Under Probate Code section 10311, the first overbid must be at least 10% of the first $10,000 of the accepted price plus 5% of the rest. Anyone buying or selling in probate should talk with a real estate attorney.
Is pricing just under $4,000,000 right for every Los Altos home?
No. It has worked for flat lots of 10,000 sq ft or more where buyers are competing for land. Condition, lot shape, street and timing all matter, so pricing strategy should be set home by home.
